We require a one-month security deposit equal to a full month of rent, a credit score of 700 or higher, proof of income at least three times the monthly rent and utilities, verified positive rental reference checks, and a $30 non-refundable application fee per applicant. For the 3x income requirement, only two applicants may combine income, and each additional adult occupant must independently meet the 3x monthly rent on their own. Applications will only be provided to individuals who tour the property first.
Other important notes: There are Ring Doorbells outside with camera functionality for added security. This is the lower unit of a triplex with working professionals living in the units above. You may hear occasional movement, but all tenants follow quiet hours between 9pm 8am on weekdays and 10pm 8am on weekends. Parking is off-street only, but there is plentiful parking available on 9th Avenue. This is a non-smoking property. Portable or reusable tenant screening reports are not accepted. This is a bottom unit with slightly lower ceilings.
