• No cats. Small dogs under 40 lbs allowed with approval, $500 refundable pet deposit, and $50/month pet rent. Vaccination records, spay/neuter certificate, and renter’s insurance with pet liability coverage required.
• Tenant responsible for all utilities, routine maintenance (e.g., changing batteries, cleaning vents), and yard upkeep.
• Maximum occupancy: 6 people maximum, and no more than 3 adults (18+), per Portland Title 29 occupancy code.
• No person may reside in the unit who is not listed and approved in writing. Unauthorized occupants may be grounds for lease termination.
Credit & Financial criteria
• A minimum credit score of 650 is required. Applications with scores below 650 will be denied. Gross
verifiable income must be at least 2.5 times the monthly rent. No open bankruptcies or unpaid collections
related to housing or utilities are allowed.
RENTAL HISTORY
No evictions within the past seven (7) years. Applicants must not owe money to previous landlords or
utility providers. Positive landlord references from the past five (5) years are required. Applicants with
fewer than two (2) years of rental history may be asked to provide an additional security deposit.
CRIMINAL BACKGROUND
No felony convictions of any kind will be accepted. No misdemeanor convictions within the past seven
(7) years. All criminal history is reviewed in compliance with HUD guidelines and the Portland FAIR
Ordinance
