4. **Security Deposit**
- **Two months' rent** required upon signing (refundable, minus damages/unpaid obligations).
- Subject to credit approval and rent to income ratio 2.5 times.
5. **Pet Policy**
- **One small cat permitted** (subject to landlord approval). - Violations may incur fines or lease termination.
- **$500 Pet deposit required at the time of lease signing, ($500 Pet Deposit minus any cost for Pet related damages or Cleaning will be refunded after final inspection at the end of the lease)***
6. **Grace Period**
- No fees assessed until **5th
