Minimum rental criteria:

- Minimum credit score of 650 per applicant. Applications with excessive derogatory marks and/or recent late payments or past due balances will not be approved.
- Credit/Background/Reference check application MUST be completed on each adult (18yo or older) moving into this property (this includes roommates and adult children). Comprehensive reusable tenant screening reports will not be accepted. The cost to apply is $55.00 per applicant- this cost is non-refundable. Unapproved roommates are grounds for termination of the lease. Applications will not be reviewed until all parties have submitted a complete application.
- Proof of renters insurance is required upon signing the lease.
- Pet policy: All pets MUST be house-trained. If you are applying with a dog or domestic cat, please provide a copy of each animal's rabies certificate, licensing information, and a picture of each animal in the ID section. There is a $250/pet non-refundable pet fee. There is an additional monthly pet rent of $25/pet.
- HOA: Owner pays HOA fee. The tenant is responsible for abiding by all HOA rules & regulations, which are provided at lease signing and available upon request.
