RENTAL REQUIREMENTS
Individual Application
Each applicant 18 years or older must submit a separate and complete online application. No application will be processed until the Online Application Platform provides complete credit, rental history and background check reports for each applicant.
Credit Score
Applicants must have a minimum credit score of 700 and a solid credit history.
Income and Employment
1. Household gross monthly income of ≥ 3 × Rent (“Income-to-Rent Ratio”). Meeting the income requirement, however, does not guarantee approval. All applications will be evaluated comprehensively. The Landlord reserves the right to deny any application without further explanation, even if the income threshold is met.
2. Verifiable employment references from current and/or prior employers.
Rental History
No past evictions, unpaid rent or outstanding bills.
Criminal History
No criminal or illegal activity history of any kind.
Use of Property
The property must not be used for commercial or business purposes such as offices, retail operations or similar activities.
Subleasing
Subleasing of any kind is prohibited.
Smoking and Drugs
Smoking and the use of drugs of any kind are strictly prohibited anywhere on the property.
Pet Policy
No pets unless required by law or pre-approved special circumstances. In such cases, pet photos are required, and rent and/or security deposit may increase accordingly.
Renter’s Insurance
A valid Renter’s Insurance policy with a minimum of $100,000 Personal Liability Coverage is required. Proof of insurance must be provided before move-in.
