We include everything except electricity — but if you prefer a single monthly payment, ask us about bundling electric too. No surprises, no guesswork.

A few important policies to note.
Sorry we don’t allow animals. Smoking and vaping indoors is strictly prohibited, but occasional outdoor use may be allowed as long as it’s considerate of your neighbors’ enjoyment of their own space.
A one-month security deposit is required at lease signing, and renters’ insurance must be maintained throughout the lease term.
Straightforward application criteria.
Students who don’t meet the minimum income and credit qualifications are welcome with a co-signer who does. To qualify, tenants or co-signers must have a steady, verifiable income equal to at least three times the monthly rent, pass a background check, and have a credit score above 650 with a full credit report demonstrating adequate debt to income ratios and consistent payment history.

If you’re gainfully employed but working on building credit above 650, or you don’t want to tie up all of the security deposit, we partner with a third-party insurance provider that may help you qualify.
