I lived there about two years. It was the worst time i spend in a apartment. That had up scale material but poor endurance as a whole.Just moved out back in November but was charged$50 for cable wire,Trash/table chair $65, pet deposit was $400 then charged a fee of $200 pet fee.Sounds crazy to me really..lol . Plus carpet cleaning/damaged $467.45 dam u can get carpet cleaned for $100. Plus had major mold problems.I ended up owning them . I highly suggest everyone stay clear of this apartment complex.

The complex is almost new, only a few years old, some units have never been lived in. It was built to cater to professionals so there isn't much student riffraff around, which is great! The landcaping is nice. The staff is great, very friendly and helpful. The apartment layout and granite countertops are what sold me on this place. It is dog/pet friendly so that is a plus. Additionally the complex has a dog park, storage spaces and garages on-site which is extremely convenient.

I have been living at Regency Gardens for a little over a year now and absolutely recommend it to anyone looking for a place to live in the Bryan/College Station area. The front office and maintenance staff have always been friendly, responsive, and easy to work with. It's dog-friendly and family-friendly. Theres also a Walmart and HEB nearby. Plus, the amenities are still in great condition since the complex is only 3 years old. Ive really enjoyed living here and am definitely renewing my lease again.

Good option for Med, Nursing, and Vet students due to the location but probably not anyone else. The layout, location and price are good if you are one of those students and you should consider this apartment. If you are anyone else, don't live here. The apartment is reasonably priced but it is clear that they cut corners. The carpets are horrible quality and become worn down and dirty within months. They will probably charge you a cleaning fee for this when you move out even though there is nothing that could clean those carpets enough. I had issues with bugs throughout the time I lived there. Little bugs would be crawling all over my bedroom ceiling after having my lamp on for just 10 or 15 minutes at night. The apartment did nothing about this issue. Overall, they check all the boxes to make the apartment seem nice. They have a pool and gym (which is small and not well stocked at all.), they have a zen garden (I'm still not sure where exactly they think they have that), they have a dog area (which is nice but there's still dog poop all over the place outside of the dog area), they have granite counter tops (but they have cheap linoleum floors and horrible carpeting). They check all the boxes to make the apartment seem nice but clearly cut important corners that make many of those things worthwhile. They are at least trying to put more noise proofing in the walls to address one of people's main complaints with the apartment so they are at least responsive to feedback when the apartment is struggling.

I am up writing this review at 9am with only 3 hours of sleep because maintenance is drilling a hammering next door by my head. I work evenings and I would have loved a notice that maintenance would be doing repairs or whatever so I could have told them I needed this time to sleep. The walls are super thin. I had mold the first few months I lived here because of a water leak from the people above us. The bugs are OUTRAGEOUS. I cannot leave my sliding glass door open for 2 seconds without 300+ bugs flying in. Also the gym and sidewalks ALWAYS had spiders. And I am deathly afraid of spiders. Sometimes I cannot walk to get my mail or go work out. I would not recommend. Pretty place to live but not enjoyable. I must say there is one maintenance man who is a Caucasian man with a beard (cannot remember his name) that was excellent and is super friendly and always helpful. Other than him; 1 star.

I am a current resident. I will not be renewing my lease here nor will I ever recommend these apartments to anyone. The walls are so thin! You can hear your neighbors walking upstairs, cabinet doors being opened and closed, when the microwave goes off. The neighbor on our right side snores at night and his alarm wakes me up in the morning. For being on the third floor you would think the noise outside wouldn't be as bad, but we hear every word spoken from the pool and the sidewalk. Our washing machine sounds like its going to drop through the floor. The pool fountains stay on all night and it's loud in your apartment, even on the third floor. The parking isn't that great, you might have to park at a different unit instead of by your place. They have doggie bags for your pets, but they aren't always full. So buy your own and if they see your dog doing its business and you don't pick it up you can get evicted.. There is a dog park with literally nothing in there but one small concrete bench to sit on. The staff is nice just not very organized. It takes our rent check about a week or more to get taken out our account. We've called before to make sure we didn't get charged late fees for them taking so long. They over water their plants so the sidewalk is flooded a lot of times. Maintenance doesn't knock, they just walk into your apartment. Even if you tell them you will be there when they come. We have already had a few maintenance calls to fix something that broke. There is water damage in almost every room. There is no storage at all. Over all, you can find a better place to live that's a lot cheaper. This place is not worth the amount they charge for rent and all the other fees they charge!

The walls are super thin! Definitely do no consider living here if you are someone that needs a quiet space to live or are a student that needs a quiet environment to study in! You can hear neighbors talking, even when they are using an appropriate volume of voice. You can hear your upstairs neighbor walking through the ceiling. And at night the lights around the apartment make it super bright in your bedroom at night. I had problems with bugs almost the entire time I lived here (one year): little beetles, spiders, centipede looking bugs, etc. For any med students that may be attracted to this complex because it's close to campus, consider other apartments that may be farther! Bryan/College Station is only 15 minutes from end to end, so distance is really not an issue! Living a little closer is not worth paying the premium Regency charges and the thin walls at Regency make it really difficult to study as a med student. Also, the management at the complex is not very experienced or organized. They do their best though. This complex is brand new and still trying to pay off the cost of its construction; they charged me a lot of excessive charges that were taken away from my deposit (for things I know I didn't do), so don't expect to see any of your deposit back as this complex is trying to make money in any way it can. There are so many options that are not only better but cheaper than Regency!
