Within first 6 months of living here, water was shut off easily over 10 times with less than half hour notice sometimes with no notice. Water pipe burst in restroom closet and they didnt know how to fix it for over 24hrs. Even trying to PAY RENT has become a fiasco fit for a comedy carnival. You WILL be charged late fees even when the problems with payment was on their end. I will do my best to steer my family and friends away from here. When bringing my issues to front office I was met with passive aggressive employees. Window in kitchen still hasn't been fixed and been living here now for 8 months smh.

This was my first time living in Austin and off the back this was a bad decision to move here , I had so many roaches and all of my plug ins are very loose and dont work... and they said they couldnt fix it cause Im trying to plug in something heavy a charger is not heavy on top of all that I havent had hot water in 4 days and now there is no water at all! They shut off the water at least once a month... If its not one thing its another thing that is broken! And going to the office is like pulling teeth . Cant wait till November when my lease is over!!!

Moved here to downsize and get caught up on bills. The apartments are older, small but quaint. Living in Austin is just getting more and more ridiculous with the price of rent. But this place is cheaper than most and you do get what you pay for. The so called fitness center, well, the few machines there don't even work. The pool is rather small, but they keep it clean regularly. The laundry center has many washing machines and dryers - too bad most do not work. The washer machines smell and are usually filthy as well. They do clean this facility often, but the residents here who use this building keep it dirty, put dry detergent in the dryers, spill stuff on the floor constantly so it is a hazard for falling, unlock the door because they lose their key cards causing safety issues for the homeless around. And the only place to refill money on the card is in the office which is only open certain hours of the day. There is a dog park which is pretty nice, unless a homeless person is going all crazy in it. The entrance gates now only opens with a key card and while this is helping with the homeless people who try to live in our parking lot, it is causing lots of chaos at the entrance. People back up the entrance area to the horribly crazy North Lamar causing accidents, they get ugly with tenants here if they are not let in or given their key card, the gate has been broken too many times to count due to tailgating through the gate. I understand though the reasons why management decided to take away the code to get in and only access it with a key card - but perhaps a crack down on subletters should happen as these folks not on the lease who don't have a key card are mostly the cause of the chaos! I have seen too many 1 bedroom apartments with what seems to be 2 plus families living in it. The surrounding area is as I remembered: homeless people living across Payton Gin screaming and roaming at all hours, crime rate is high, with loud people who really have no respect for much of anything. Dont get me wrong, this is not everyone, but too much for my liking. The 7-11 next door is open 24 hours so this attracts many "types" of folks in the area around here. I would not recommend walking around at night past 11 pm for sure, not unless you are mastered in self defense. The apartment itself is old, again - you get what you pay for. We had many issues when moving in but I created work orders and maintenance was very fast at fixing them as well as being pretty dang nice people and for this I am very grateful. There is more storage than I thought would be which is great! Too bad our patio faces the parking lot where folks think is a great place to party all night. This has started to calm down a bit but the car alarms going off all night next to my bedroom which is a bit stressful. I do like sleep LOL. There is security that roams around at night, which is nice but I think most know their schedule and how to avoid them. Too many tenants go around in front of the apartment doors screaming and yelling at each other like its just normal to do that without a care in the world for the tenants who live behind these doors. There is a nice courtyard to walk our dog which is nice but beware of all the kids riding their bikes not watching out for you as their parents definitely are not watching them. New management took over a while back and are trying their hardest to clean it up over here and make improvements. Really wish the laundry room and exercise room was on that list but I think their hands are tied and its up to those they report to. The best thing about this place is the management here, Brandon and Jose. They have always been so very nice and extremely helpful. They take action when I have a concern and genuinely care about this place. Definitely the best apartment management I have ever met in Austin. Jose and Brandon - you two Rock !!!! Jose in the front office is very helpful. He is the only one there aside from the property manager, so he is always busy but somehow manages to make time to help me out. I got a really cute studio/efficiency with wood laminate flooring. Been here for a full week and there are still minor repairs needed on my unit, not too big a deal. I know that maintenance is busy fixing up this older property and that the new management, Roscoe Properties, will definitely turn this place around. The neighbors have been pretty friendly, a little loud sometimes, and not everyone is picking up their trash. You'll see beer bottles and cans all over the property, but that is not management's fault. They have a lot to work with. You can pay rent online, which is very handy. Laundry room is pretty clean. There is pet rent if you have a furbaby and a nice doggy park to let them run around in. No breed restrictions, which worked for us. Overall a nice complex, given the area we're in. November Update: I noticed my utility fees doubled and I'm not sure how that happened seeing as the water goes out at least once a week for routine maintenance. Utility bill/fees are now up to 100 dollars for my 450 square foot apartment. Just an FYI.
